A garage connection repair combined concrete restoration with a slotted steel plate detailed to preserve movement and resist lateral loads.
Delta Structural Technology completed a steel-bracket and concrete repair at Level 9 of the San Felipe Plaza garage in Houston. The work addressed a failing concrete patch around a connection and incorporated HOK's detail for anchors and a bent plate with slotted holes. The repair had to preserve the plate's intended movement while allowing it to resist lateral loading from a spandrel section.

Project challenge
The connection required attention to how the steel components functioned as well as to the surrounding concrete condition. Fully tightening the anchors would prevent the slotted plate from sliding as intended. The engineer therefore required the anchors to remain snug against the plate. This made installation control and a near-completion check of the bolts central to the repair's technical requirements.
Project approach
Delta's revised proposal called for removing the failing concrete patch, cleaning the metal and rewelding where necessary. The proposed detail included drilling through the plates for epoxy-set reinforcing U-bars, installing the anchors and slotted bent plate in accordance with the issued sketches, and enclosing the repair with wire mesh and high-strength mortar. The scope explicitly incorporated the engineer's requirement for anchor tightness and continued plate movement.
Delivery and coordination
Parkway Realty Services coordinated the repair with Delta and HOK. After HOK requested clarification of the anchor and plate requirements, Delta revised the proposal to include those comments. HOK confirmed that the revision addressed its comments, and Parkway requested a construction schedule. The correspondence also called for the engineering representative to inspect bolt tightness when the work was close to completion.
Project significance
San Felipe illustrates why a localized concrete repair may depend on the behavior of an embedded steel connection. Replacing the patch was only part of the task; the plate and anchors needed to retain the engineer's intended load-transfer and movement characteristics. The project shows how a focused repair scope can integrate concrete restoration, steel work and a specific field-verification requirement.
